According to information from the Hanoi Department of Construction, the project is being implemented on land plot number 1, Ngoc Hoi commune (formerly Thanh Tri district), approximately 15 km from Hoan Kiem Lake. The investor is Construction and Mechanical Engineering Company No. 7. This area is the southern gateway to the capital, with the advantage of connecting to National Highway 1A and the ring roads.

The project covers an area of ​​approximately 3,300 m2, comprising a 15-story apartment building and a basement. The total supply is 160 apartments, of which about 70% are for sale, and the remainder are for lease-to-own. Sales are expected to begin in the third quarter of this year.

The provisional selling price is announced at 24.7 million VND/m2 (including VAT, excluding maintenance fees). With areas ranging from 40 to 59 m2, each apartment is priced from approximately 988 million VND to over 1.4 billion VND.

For lease-to-own arrangements, the estimated price is approximately 300,000 VND/m2 per month. Therefore, the monthly rent for an apartment would be around 12-17.7 million VND. After 5 years of lease-to-own, residents can proceed with the procedures to purchase the apartment according to regulations.

From the end of 2024 to the present, a series of new projects have been launched, but the common selling price has increased to 25-29.4 million VND/m2.

The price increase is attributed to the impact of land costs, construction materials, and investment capital. However, the higher prices also raise questions about accessibility for low-income groups – the primary target of social housing.

Starting in 2026, the city aims to bring 18,700 units to the market. In the following years, this number will remain high: 20,000 units in 2027, 14,900 units in 2028, 15,000 units in 2029, and 15,400 units by 2030. In total, this roadmap will realize at least 120,000 apartments within the next five years. Furthermore, the city aims to complete approximately 500,000 social housing units by 2035.
